Included on the Sussex County Planning and Zoning Commission’s Thursday, May 13 agenda is an application filed by Baywood LLC for a rezoning to make way for Baywood Gardens, a 514-unit apartment complex on the north and south sides of Long Neck Road about one-half mile east of the Route 24 intersection.
The applicant is seeking to rezone the 54-acre parcel from B-1, neighborhood business district, C-1, general commercial district, and CR-1, commercial-residential district, to HR-RPC, high-density residential planned community. The project would be adjacent to the existing Baywood Greens.
At buildout, the community would add 2,827 average vehicle trips per day to the road system in the Long Neck area. The development would have 27.5 acres of contiguous open space, with 18 acres of the existing 23 acres of woodlands to be cut down.
The community’s recreation complex would contain a community center, indoor and outdoor pools, clubhouse, fitness center, playground, pavilions, bocce court and practice golf green.
The commission's meeting will start at 4 p.m. in Room 540 of the Carter Partnership Center on the Georgetown campus of Delaware Technical Community College. The Baywood LLC public hearing is scheduled to start at 6 p.m.
