At its Feb. 9 meeting, Sussex County Planning & Zoning Commission approved the following site plans:
• A revised preliminary site plan for Lands of Reed Ventures LLC for a 1,275-square-foot drive-through restaurant and a two-story, 15,840-square-foot retail and office building on a 1.65-acre parcel at 18422 Coastal Highway adjacent to Shore Distributors on the southbound lanes near Midway.
Commissioners granted a waiver to allow parking in the front-yard setback. Plans include a 6-foot privacy fence near the rear property line along Maple Drive in the Sandy Brae subdivision. Commissioner Kim Hoey Stevenson requested that the developer provide an emergency gate with access to Maple Drive. The final plan must be submitted to county planning and zoning staff for review and approval.
• A final site and landscaping plan for Southern Delaware Medical Center LLC for a two-story, 31,600-square-foot medical and professional office complex on a two-acre parcel at 17611 Shady Road near Lewes.
Before the plan can be codified, the developer must submit Henlopen Transportation Improvement District and cross-access easement agreements to county planning and zoning staff.
Plans include 127 parking spaces, a 20-foot landscaped perimeter buffer, with water provided by Tidewater Utilities and sewer by Sussex County. The builder is Lighthouse Construction.
Hours will be 7 a.m. to 7 p.m., Monday through Friday, and 8 a.m. to 4 p.m., Saturday.
