By a unanimous vote, Milton Town Council approved a partitioning request for Cypress Grove to take a 2-acre, commercially zoned parcel and create two 1-acre lots.
The Nov. 4 partitioning of the parcels was expected as part of the development of the 5-acre commercial portion of Cypress Grove.
One of the planned uses for one of the newly partitioned lots is for a Dunkin Donuts franchise. The second lot is planned for an as-of-yet-unnamed fast-food restaurant.
Dunkin presented a concept plan of its proposed restaurant to the planning and zoning commission Oct. 15. Dunkin would have 38 parking spaces and would be accessed from Route 16, with motorists turning onto Grove Circle, which services the interior lots of the development. The commission’s main beef with the proposed plans as presented were not in keeping with the architectural or historic character of Milton. The commission asked Dunkin representatives to make alterations in compliance with town’s zoning code related to historic character before it comes back for preliminary site-plan review.
The Cypress Grove parcel was annexed into Milton in December 2020. Plans for the 26-acre parcel called for 21 acres of 240 residential units, in an R-2 residential zoning district, and 5 acres of commercial space fronting Route 16. In addition to Dunkin and the unnamed fast-food restaurant, another parcel has been designated for a dentist’s office.
