Milton planners approve preliminary site plans for dentist office

The Milton Planning and Zoning Commission gave unanimous approval May 16 to preliminary site plans for a dentist office in the Cypress Grove development on Route 16.

Dr. Paul Brown is planning a 3,100-square-foot building on the commercially zoned portion of Cypress Grove, on the eastern edge of town. The property contains five acres of commercial space fronting Route 16, with the remaining 21 acres zoned for residential development. Brown’s office is the first commercial property planned; it’s to be located on an interior lot fronting Route 16 near Country Road.

Cliff Mumford, representing Brown, said access to the one-story office would come via the main drive aisle, named Grove Circle, serving the development with access from Route 16. The office would include 41 parking spaces with two handicapped spaces. Mumford said there would be a pedestrian connection from the office to the internal sidewalk connecting the commercial part of Cypress Grove to the residential. 

The commission praised the detail in the site plan, with the main question being about the parking. Commissioners George Cardwell and Maurice McGrath each said 41 spaces is more than a dentist office will likely need and wondered if there will be shared parking with whatever commercial venture goes into the lot next door. They recommended that Brown clarify any ownership issues as they relate to future parking. Mumford said there are no plans to have any barrier for Brown’s office parking, and they could put up signs specifying that spaces are for Brown’s office only or come to an agreement. 

The project will begin the process of getting approvals from state and local agencies before coming back to the commission for final site-plan review.
