The Lewes Planning Commission deserves praise for taking a stand against the planned cul-de-sacs presented by Jack Lingo Asset Management. Also many thanks to Nick Roth for his well-written article dated July 8 in the Cape Gazette. There is a petition circulating opposing the through street and I will not be signing it for the following reasons.
A through street would increase the value of properties in Pilottown Village. Property values are all about location, and we know that short and easy access to the beach and to the center of Lewes adds value to the property. Property owners in PV are shooting themselves in the foot by opposing this thru-road.
The concern of excess traffic in PV is pure speculation. PV does not have a traffic problem. This cul-de-sac plan would actually force the 14+/- homes at Seagull to go through PV.
It makes more sense for them to exit onto 4th street which directly connects with New Road and is a short cut to beach and town. Emergency vehicles trying to reach Canary, Seagull and Blue Heron are forced to travel an extra two miles, which could be a life or death situation, especially in high season at the beach.
These proposed cul-de-sacs are not designed for privacy or for children’s play. They are there because wetlands prevent the builder from putting in a through road without sacrificing some profit, at the expense of the surrounding community.
Altering this plan to eliminate three lots is not unreasonable and must be required if this undesirable development is to be realized.
Nick Hammonds, principal at Jack Lingo Asset Management, stated that the developer has exhausted its options. The plan is so badly thought out that this statement cannot be taken seriously.
