The Suncrest subdivision, with 36 lots on 18 acres on Waterview Road near Camp Arrowhead Road, has been approved by the Sussex County Planning & Zoning Commission. However, the developer's request to purchase five bonus-density lots was denied.
During a Jan. 12 meeting, Commissioner Kim Hoey Stevenson, who made a motion for approval, said the five additional lots were not appropriate in an area with significant development with all other projects maintaining the allowable density.
Developer WV3 LLC's plans include eight acres of open space, a 30-foot vegetated perimeter buffer, sidewalks on both sides of all streets, and an amenities area with a pool and pool house. No trees will be removed during construction.
Central sewer would be provided by Sussex Water and central water by Tidewater Utilities.
The developer will be required to contribute financially to the Henlopen Transportation Improvement District, provide an entrance off Waterview Road to the proposed community and a shared-use path along the property frontage, and improve the road frontage along the property with 11-foot travel lanes and 5-foot shoulders.
The proposed development is in close proximity to the Marsh Farm Estates and Marsh Farm subdivisions.
