PLUS agenda includes Cape District complex
Several projects in the Cape Region are included on the agenda for the Wednesday, April 26 Office of State Planning Coordination Preliminary Land Use Service meeting, including a new campus for the Cape Henlopen School District.
State planners will review a proposal for a future school and other buildings, including an administration building, bus maintenance facility and athletic fields, for a 295-acre parcel at the intersection of Mulberry Knoll and Cedar Grove roads near Lewes. The project will require a conditional-use application with Sussex County officials. The review is scheduled for 10:30 a.m.
A review of Seaside, a proposed cluster subdivision on the northeast side of Route 1 at the Cave Neck Road intersection with 369 single-family home lots on 271 acres, will take place at 11 a.m.
Planners will review a site plan and rezoning for Creekside, which includes 116 multifamily units on a 30-acre parcel on Banks Road south of Pond Road near Long Neck, at 11:30 a.m. Applications required include a rezoning from AR-1 agricultural-residential to MR medium-density residential, and a conditional use.
At 12:30 p.m., planners will review plans presented by Extra Space Storage for a 147,000-square-foot mini-storage facility on a 6.5-acre parcel on the north side of Route 24 near Robinsonville Road. A conditional-use application will be required.
PLUS meetings are held in person at 122 Martin Luther King Jr. Blvd., Dover in Room 133 of the Haslet Armory. A virtual option is also available.
The public can comment at the end of each PLUS application after state agency officials have shared their comments with applicants. Comment is limited to 3 minutes.
The PLUS process is designed to bring state agency staff together with developers and local officials early in the planning process, to fully integrate state and local land-use plans, and to identify and mitigate potential impacts of development that may affect other areas.
