At its Sept. 8 meeting, the Sussex County Planning & Zoning Commission acted on several applications in the Cape Region.
Approval of RV park request
The commission recommended approval of an amended condition proposed by Sun Massey's Landing RV LLC. In 2014, the commission imposed a condition that all park models in the campground at the end of Long Neck Road must be removed when the park is closed.
Park models, which are similar to tiny homes, are considered RVs and are registered with the Division of Motor Vehicles. Many RV campgrounds rent the self-contained park models as an alternative to traditional campers and RVs.
Sun Massey's Landing RV Park includes 216 drive-through camping spaces, five tent sites and 63 park models on both sides of Long Neck Road.
The commission unanimously voted to allow the campground to keep the park models on the property when the campground is closed for the season.
David Hutt, the company's attorney, said the amendment would allow park models to be stored on the property except in sections designated as flood hazard areas. He said only staff is on site when the park is closed November through March, and the park models would be winterized and would not be occupied.
Hutt said it would cost the company at least $150,000 to disconnect the park models from utilities, remove skirting and transport them to an off-site storage location.
Sussex County Council has placed the application on its Tuesday, Sept. 27 agenda. Hearings get underway at 1:30 p.m. in the county administration building, 2 The Circle, Georgetown.
Approval of medical center
The commission also recommended approval of a conditional-use application filed by Southern Delaware Medical Center LLC for a two-story, 32,960-square-foot medical and professional office complex on a two-acre parcel at 17611 Shady Road near Lewes. The two-story building would have 127 parking spaces with access to Shady Road.
Making the motion for recommended approval, Commissioner Kim Hoey Stevenson said the parcel is an appropriate location in an area with commercial and residential uses. The conditions imposed on the project include no parking in the front-yard setback along Shady Road and a 20-foot landscaped buffer on two sides of the property.
Proposed hours would be 7 a.m. to 7 p.m., Monday through Friday, and 8 a.m. to 4 p.m., Saturday, with additional hours for emergencies as needed.
