Subdivision with 49 lots approved near Jimtown
A 49-lot subdivision received preliminary approval by the Sussex County Planning and Zoning Commission on a 33-acre parcel at the intersection of Jimtown Road and Robinsonville Road near Lewes.
At a May 10 meeting, Commissioner Bob Wheatley said the parcel had been approved for a subdivision and equestrian center, but the application had expired.
Among conditions imposed by the commission are that the developer must provide a 30-foot buffer around nontidal wetlands and a 50-foot buffer around tidal wetlands. There are more than seven acres of wetlands on the parcel.
In addition, a 30-foot buffer must be provided around the perimeter of the parcel. Two areas of uplands will be connected by a walking path.
Wheatley said the imposed conditions must be submitted on a revised site plan to the county planning and zoning office and then be approved as a final plan by the commission.
Wheatley said amenities – including a pool and pool house – must be constructed before issuance of the 25th building permit.
The developer will also be required to build a stub road at Kitty Hawk Drive for possible future connection to other developed parcels.
The application was filed by Outer Banks North and Outer Banks South – Edge Marine LLC.
