Longtime family manufactured housing company sold

Michigan firm purchases Sussex East and West near Lewes and Colonial East near Rehoboth

A longtime family business that has provided housing to thousands of people has been sold.

RHP Properties of Farmington Hill, Mich., announced April 26 it had purchased the manufactured home communities of Colonial East, Sussex East and Sussex West, which had been owned by members of the Class and Pasckiewicz families since 1972. The purchase includes 690 units and two clubhouses and pools. Terms of the sale were not disclosed.

RHP Properties is on a nationwide campaign to purchase manufactured home communities. The company, with more than 1,000 employees, owns 312 communities in 30 states with more than 73,000 home sites.

Bayshore Home Sales is an affiliate marketing and home sales division. In Delaware, the company also owns Murray Manor in Wilmington, Ridgeway Manor in Smyrna, Shady Park near Selbyville, and Wild Meadows in Dover.

In the summer of 1973, partners Norbert and Raymond Paszkiewicz and Warren Class opened Colonial East Manufactured Home Park devoted to providing an affordable community in Rehoboth Beach for year-round residents and vacationers. The community is located off northbound lanes of Route 1.

That same year, Warren's sons, Mark and Stevan Class joined the company and, more recently, other family members, Greg and Tony Paszkiewicz and Ryan Class, head of the company's Bayside Homes division, have joined.

In the mid-1980s, they expanded to open Sussex East along Route 9 just west of Lewes to meet the needs of the growing 55-plus population by providing multi-sectional housing with attached garages. A decade later, that community expanded to include Sussex West along Minos Conway Road. The two communities share a community center, indoor pool, dog park and a connection to the Lewes-to-Georgetown Trail.

“We will be immediately making capital improvements to each of the communities including enhancements to the clubhouses and common areas, new landscaping, signage, as well as long-term improvements,” said Josh Mermell, RHP Properties senior vice president of acquisitions.
