Replacing an old roof is one of the best and most profitable investments you can make in your home. But it is an expensive project, and it’s important to choose the type of roof most suitable for your home, climate and budget. Professional roofers offer the pros and cons and budget considerations, for the most popular roofing options:
- Asphalt tile – More than 80 percent of American homes sport asphalt tile roofs because they are the least expensive. Moderate in weight and offering good wind and fire resistance, they are petroleum based (not eco-friendly) and are less durable than higher-priced options with a lifespan of 20 to 30 years, but the cost is typically only about $75 to $125 per 100-square feet.
- Plastic polymer – Made of high-tech plastic polymer material, these durable synthetic shingles look like wood, shakes or slate. They are long-lasting, light to moderate in weight, and are eco-friendly as they can be recycled when replaced. Cost is about $400 to $650 per 100-square feet.
- Clay tile – While expensive to install and repair, clay tile roofs available in several colors last longer than most other options, are incredibly wind and fire resistant, and are perfect for hot climates. At a cost of $800 to $1000 per 100-square feet, tile roofs provide great curb appeal, but they may require extra structural support for its weight.
- Slate – Similar in cost to clay tile, slate is one of the most durable roof options with an estimated lifespan of up to 200 years. They are low maintenance, beautiful, and come in a variety of colors. Note: Synthetic slate is much more affordable and has many of the same benefits of natural.
- Wood shingles and shakes – Commonly made of cedar, which ages to a silvery gray, wood shakes offer good wind resistance but poor fire resistance, although they may be sprayed with a fire-retardant. At a cost of $350-450 per square feet, they have a life expectancy of 15 to 25 years.
- Metal – Metal roofing, which can mimic slate, asphalt, or wood, can last up to 80 years and is attractive, low maintenance and relatively affordable at $250-$450 per 100-square feet. Specialized installers may be needed to guard against warping, and soundproofing may be required to reduce noise.
