The Tunnell Company, as developer Baywood LLC, will expand its housing options in Long Neck.
Baywood Gardens received preliminary approval from the Sussex County Planning & Zoning Commission during its June 8 meeting
The project, adjacent to the existing Baywood community, will have 514 apartments in 13 four-story buildings.
The community will be located on both sides of Long Neck Road near the Route 24 intersection.
Plans call for 210 two-bedroom apartments ranging in size from 1,225 to 1,415 square feet, and 304 three-bedroom units averaging 1,650 square feet.
With the site divided by Long Neck Road, the 38-acre northern section will have 354 apartments in nine buildings, and the 16-acre southern section will have 160 units in four buildings. The buildings will be up to 52 feet high.
The northern section's main entrance will be along Long Neck Road across from Bayshore Drive, with a secondary entrance at Greens Way leading to Baywood Greens.
The southern section's main entrance will also be along Long Neck Road at the Greens Way intersection with a secondary entrance onto School Lane.
A recreational complex in the northern section of the community would be available to all Baywood community residents. Plans for the complex include a clubhouse and community center with fitness room, indoor and outdoor pools, pavilions and gathering areas, playground, pickleball and bocce courts, a golf putting green and a community garden.
The parcel had to be rezoned from C-1, commercial, B-1, neighborhood business, and CR-1, commercial, to HR-RPC, high-density residential planned community. Plans for the project were first announced in 2010.
The final site plan is subject to review and approval by the planning & zoning commission.
