Final Brentwood community plans approved

Final subdivision and landscape plans for Brentwood, a 304-lot subdivision on 152 acres on the south side of Robinsonville Road near Lewes, have been approved. Plans were approved during the Sussex County Planning & Zoning Commission's Aug. 10 meeting. The parcel is included in the Henlopen Transportation Improvement District, and the applicant will provide funding from $4,900 to $5,145 per unit sold to support Delaware Department of Transportation road improvement projects in the district.

Brentwood, formerly known as Coral Lakes, has a unique land-use path to approval. The original plan was denied by the commission March 10, 2022. Applicant Schell Brothers LLC appealed that decision to Sussex County Council, which is permitted by code.

At its May 25 meeting, council sided with the applicant and sent the application back to the planning & zoning commission, which granted preliminary approval June 23, 2022. That decision was appealed by two groups of residents, but the appeal was denied by council Oct. 11, 2022.

The community will incorporate superior-design elements for cluster subdivisions as outlined in county code, including 75 acres of open space, with 46 acres interconnected. Other features include a 30-foot forested perimeter buffer, no lots in wetlands, lots at least 50 feet from the property boundary, a 50-foot buffer from nontidal wetlands, and central water and sewer service. Planned amenities include sidewalks on one side of all streets, a pool, pool house, pocket parks, a dog park and trails. There will also be a connection to a DelDOT shared-use path along Robinsonville Road.

Brentwood is near Chase Oaks (253 lots) and Tanager Woods (168 lots), which recently started construction along Robinsonville Road.
