As Closing Approaches

If you are selling a house that is under contract and scheduled to close in a few weeks, what can you do to make the transfer of ownership as easy as possible for you and your buyers?

Keep in close contact with your real estate agent and inform if there are any changes in your schedule. On the day of settlement, your house should be empty, cleaned, and ready for the buyer. Contact all of the utility companies to let them know that you are moving and give the service company the buyer's name (if they will accept the information). Supply your agent all the utlity names, phone numbers, and account numbers if possible to supply to the buyers so they can call and set up their accounts. Don't turn off the gas or electricity until the day after settlement to insure everything is in operation for the final walkthrough because the buyers need to confirm that the appliances are in working order at that time. Let your insurance company know ahead of time that you are selling the house but do not cancel the policy until settlement has already occured.

The most important thing is to start the process well in advance in order to avoid any last-minute complications.
